Making an offer

Once you have found the house you want to buy, how do you determine  how much to offer.
Making an offer too close to the asking price might mean that you are not getting the best deal, but then making an offer way below the asking will probably alienate your seller, who might in turn refuse to work with you any further.






Some factors to consider when deciding on the amount to offer.

  • Check out the prices for similar homes that has sold, or ones that are up for sale in the neightbourhood.
  • The condition of the house will no doubt be a factor, since this will determine how much work you might need to do once you’ve moved in. If the house is in a bad condition, put in a lower offer, and give reasons as to where and why it would qualify for that offer .
  • Check the time that the house has been on the market. If its been on the market for awhile, the owner might consider a low offer for a quick sale.
  • Some sellers might be locked in an ‘upward chain’.
